Prompt Roof Repairs Save Homeowners Thousands

 

Roof repair may strike fear into the hearts of many homeowners – but it doesn’t have to. Regular roof inspection, maintenance, and repair can actually save you thousands by finding problems while they are small and easily repaired and haven’t yet had the chance to cause more wide spread and expensive repairs to your home’s other structures and systems.  

How Roof Leaks Begin

Most roof leaks begin with a very small breach in your home’s waterproofing. Because the South Carolina sun is so intense, sealants around your roof’s penetrations, such as vent pipes and skylights, deteriorate and can no longer keep water and moisture outside the home where it belongs. Most roofing rated sealants can endure the sun’s destructive UV rays for only one to five years. That is why it is so important to have an annual inspection by a factory-certified roofer trained to spot problems early on.

A Tale of Two Houses

We submit to you the tale of two houses in the same Charleston neighborhood.

House A received annual inspections and maintenance repairs. House B, a bank-owned foreclosure, went untended for just over five years. Because we have an ongoing relationship with House A’s owners, our roofers are out every year walking the roof and looking for early signs of problems. At the end of five years, the owners of House A had spent a few hundred dollars on sealants, flashing, and a few blown off shingles here and there.

House B was in a sad state when it finally sold. Because the roof received no maintenance, it had been leaking around each of the bathrooms’ vent pipes for years. Although the roof looked fine from the outside, the leak had caused moisture to build up in the attic and a terrible mold problem developed that rotted the decking from the inside out.

On the recommendation of a respected contractor, the new owners of House B quickly took steps to repair their roofing system. Unfortunately, no roof repair could solve their problem. With so many missing shingles, the wood sheathing was suffering from water damage and had to be replaced. The old roof was torn down to the rafters, moldy insulated was stripped out, and the entire roof system was replaced. When combined with repairing a water damaged ceiling, the full amount came in to well over $10,000.
