Does Your Roofing Need to be Replaced?

When something is wrong with your roof, whether there?s a water leak or there?s actual physical damage to the roof itself, you?ll need to have it looked at immediately. If you delay you could incur further damage to your home?s structure and your possessions, not to mention that a damaged roof can be unsafe for those inside your Summerville home. How do you know whether your roofing can be repaired or if it should be replaced? Repairs are obviously much cheaper ? but sometimes you?ll save money over the long run by replacing your roof. Look for the following signs to tell whether you should replace your roofing instead of repairing it:

Age

If your roof is reaching its projected life span, meaning that it?s older than 20 to 25 years, it will probably need to be replaced. This is especially true if your current roof was installed over another layer of roofing, which means that it?s probably losing structural integrity and that your roof probably isn?t properly ventilated.

Warping Shingles

Broken or damaged shingles can simply be replaced with new shingles. If the shingles on your roof are warping, which means they are either buckling or curling, you may need to replace the entire roof. Signs of warping could be due to age, but it could also mean that the roof is defective.

Loose Shingle Granules

If you can safely climb up to your home?s gutter system, check your gutters for granules. When a roof begins to reach the end of its life cycle, it will often begin shedding granules, which will collect in the gutters.

Roof Penetrations

If you notice water or light leaking through your roof from inside your home, it could be as a result of rusted flashing, peeled membranes or cracked sealants and should be inspected by a contractor immediately. More often than not, your roof will need to be replaced.

Dark Patches

If there are spots on the roof that face direct sunlight that are beginning to display dark patches, then it usually means that you?ll need a new roof. It means that the stone granules protecting your shingles are wearing away, and the asphalt is exposed, causing the black patches.
