What Are Your Best Options for a New Home Roof?

You may be building a home and looking for the best roof or you may need a new roof for an older home. You may be replacing a roof damaged by a recent hurricane. There are several options available to you based on the architecture and design of your home.

The different types of roofing include:

  • Metal
  • Shingles
  • Tile

Metal roofs

Metal roofs, once found mainly on commercial buildings, are gaining in popularity for homes due to their low maintenance. Metal roofing now comes in colors and patterns that resemble shingles or tiles. The metal is non-porous and easy to clean. Moss and algae cannot grow on the metal, and rain runs off easily. Metal roofs are fireproof and treated with a coating to prevent rust. The metal is lightweight and easy to apply. It is not noisy during rainstorms, since there is usually attic insulation to absorb the noise. Another benefit of metal roofing is a tax credit (up to $500) good until the end of 2016.

Shingle roofs

This is the most common type of roof. Shingles are a composite material that contains durable asphalt. They come in different sizes, shapes, and colors to complement most architectural styles. Flashing material is used to help rainwater run off at joints and seams on the roof. Shingle roofs can be treated with a moss retardant. Shingles are usually applied on an underlying surface one at a time. Broken shingles can be easily replaced by a professional roofer. (Homeowners are never encouraged to inspect or repair a roof themselves.) Shingles offer good weather resistance and tax credits may be available for some products. This is the most popular material for a new roof that can last for 20 or more years.

Tile roofs

Clay and concrete tile roofs are designed for certain architectural styles. The tiles are arched and work well with Mediterranean design homes. They last a long time and individual tiles can be replaced.
