10 Essential Home Projects

Annual maintenance requirements for homeowners throughout Charleston & Savannah tends to vary according to the seasons. Here are 10 essential home projects that should be checked off the list before autumn leaves the region.

1. Clean out your gutters

Free flowing gutters are essential to the proper functioning of your home’s thermal envelope.

2. Check the downspouts

Make sure that your downspouts empty at least three feet from your home and that the flow is directed away from your home’s foundation to prevent basement floods, mold and mildew problems, and foundation damage.

3. Thorough roof inspection

Call in a professional roof to inspect for missing shingles and have them replaced right away. Your roof is only as water tight as its weakest shingle. Replace any worn or damaged flashing, deteriorated pipe boots, and all roofing sealants. Roof penetrations must be checked annually to prevent leaks. Be especially mindful of your skylights.

4. Insulation

Ensure that your attic is properly insulated and ventilated. Check for obstructed soffit vents and install attic vents if necessary. This will help to keep your home optimally energy efficient.

5. Fix the deck

Clean and seal your deck. This annual chore will protect your deck from the damage often caused by excessive moisture. It prevents splintering and keeps your deck looking great.

6. Siding maintenance

Clean your home’s vinyl siding. Be careful: Power washing is not necessary and could damage the siding’s color layer or force water underneath the siding.

7. Window Cleaning & Maintenance

Organic matter collects on your windows throughout the year and slowly diminishes visibility. Check windows for air leaks and have them resealed and caulked if necessary. Drafty windows are a drain on your home’s heating budget. If your windows are of the single pane variety, now would be a great time to install energy efficient replacement windows.

8. Kitchen renovation

The crisp autumn season is a great time to refinish kitchen cupboards, replace appliances, or go for a whole kitchen remodel.

9. Basement check

If your home is built with a full or partial basement (or even a crawl space), inspect the entirety of it to ensure that no moisture has been seeping into your home’s foundation. Use a dehumidifier to treat minor moisture problems.

10. Enjoy the seasons

Don’t forget to hang a wreath on your door to greet the holidays as they come. Decorations showcase the work you do to protect and beautify your home and serve as reminders of the reasons we do that work in the first place.
